Best Neighbourhoods in Torrevieja for Buying Property
Torrevieja is one of the most popular cities on the Costa Blanca coast for buying property. And it's easy to see why — sea, sunshine 300 days a year, Alicante airport 40 minutes away, and prices that make Barcelona residents weep. But here's the catch: neighbourhoods here are worlds apart. Buying in the right area versus the wrong one can mean a 30% price difference and a completely different quality of life.
At Granfield Estate, we’ve been living and working in Torrevieja for years. As a licensed agency (RAICV1663) and member of Asivega — the largest estate agents association on the Costa Blanca — we know every street, every building, and every community. Here’s our honest take on each area. For the flip side, read our article 5 places in Torrevieja where you should not buy property.
Now, let's talk about the areas that are actually worth your money.
Playa del Cura, Playa de los Locos and the Centre — the golden triangle by the sea
This is the heart of Torrevieja — three areas that flow seamlessly into one another along the coastline. This is where life buzzes year-round, not just during the summer season. If you want to step out of your front door and be at the beach, a restaurant, or a palm-lined promenade within five minutes — this is your spot.
Playa del Cura — the main city beach
Playa del Cura is Torrevieja's calling card. Golden sand, the palm-lined Paseo Juan Aparicio promenade with cafés, kayaks and paddleboards for hire — a classic Mediterranean postcard come to life. Mornings are for jogging along the seafront, afternoons for sunbathing, and evenings for dining at restaurants overlooking the sunset.
The area is perfect for those who want everything within walking distance: the bus station, the traditional market, banks, pharmacies, the Club Náutico yacht club — all within a ten-minute stroll. That's precisely why flats here rarely sit empty — rental demand is consistently high all year round.
Playa de los Locos — the sea without the crowds
Just ten minutes north of the centre, you'll find a completely different Torrevieja. Playa de los Locos is a Blue Flag beach where the water is that bit clearer, the crowds noticeably thinner, and instead of dense urban buildings, you'll find well-maintained residential complexes with pools.
Here you'll discover things the centre simply can't offer: the rocky coves of Calas Blancas with natural rock pools, the 16th-century Torre del Moro watchtower perched on the headland, and Molino del Agua park with its ponds, pine trees and walking trails — perfect for morning runs. The area is popular with Scandinavians, Finns and Russian speakers — you'll even find shops stocking familiar products from home.
The chiringuitos (beach bars) on Los Locos are reason enough to relocate. Feet in the sand, a glass of tinto de verano, a view of the sea — and that's every single evening.
The Centre — everything at your fingertips, always
Between the two beaches lies the city centre proper — from Plaza de la Constitución to the Habaneras shopping centre (and here's a quick Spanish lesson: it's pronounced "a-ba-NEH-ras", not "ha-ba-NEH-ras". The letter H is always silent in Spanish — think of it like the H in "honest" or "hour" in English, except in Spanish it's every single H, no exceptions. You know the city of La Habana? Cubans say "la a-BA-na". Same rule. Once you start noticing it, you'll hear newcomers adding the H everywhere — and you'll smile, because now you know better). This is the liveliest part of Torrevieja: a traditional market with jamón and fresh seafood, dozens of cafés serving a cortado for a euro, and a Friday flea market on the promenade.
In summer there are concerts, fairs and the Habaneras festival — a traditional vocal genre that was actually born in this very city. In winter, life doesn't stop — shops, restaurants, the municipal theatre and the philharmonic all run year-round. Buses to Alicante and Murcia depart right from the centre — handy if you don't have a car.
Pros of the central areas
- Two beaches within walking distance — sandy Del Cura and the charming Los Locos with its coves
- Full infrastructure year-round — you can live without a car
- 6 km of promenade — from Los Locos through the centre to the port
- High rental demand — flats don't sit empty in summer or winter
- Cultural life — theatre, philharmonic, festivals, markets
Cons
- Noisy and crowded in summer — but that's the price of a seafront location
- Parking is a competitive sport, especially in July–August
- Uneven housing stock — new complexes sit next to 1970s buildings with plumbing to match
- Playa del Cura gets packed in summer — though Los Locos is always quieter
Prices
Apartments in the centre and near Playa del Cura: from €115,000 to €330,000. Penthouses with terraces and sea views: from €270,000. Around Los Locos, slightly more affordable: apartments from €90,000, new-build apartments with pool from €160,000. Yes, the centre costs more — but it earns more from rentals than anywhere else.
La Mata — for those who value peace and the best beach
La Mata is the northern part of Torrevieja, and the first thing you notice is the beach — over 2 km of wide, golden, Blue Flag-certified sand backed by natural dunes. It's roughly 40 metres wide: even at the height of August, you can lay out your towel without feeling like you're lying on someone else's feet. For comparison: at the city beaches in the centre, summer crowds rival the London Underground at rush hour.
The area is calm — lots of European retirees (especially Scandinavians and Germans), families and people who came specifically for the quiet life. Right next door is the Laguna de La Mata nature park with salt lagoons and marked walking and cycling trails. Yes, real pink flamingos live here — and a morning walk along the lagoon watching them is reason enough to move to Spain.
Many of our clients who initially come looking for a central Torrevieja apartment end up falling in love with La Mata once they see the beach. One couple from Norway planned to buy near Playa del Cura but, after a single visit to La Mata, changed their minds entirely — they wanted that wide, quiet beach for their daily routine. La Mata has its own character: a Saturday market, authentic tapas bars where the same families have been behind the counter for thirty years. This isn't a "resort village attached to a hotel" — it's a real, living town with genuine Spanish spirit.
Pros
- Torrevieja's best beach — wide, clean, with dunes and no overcrowding
- Peaceful atmosphere — nobody blasting music at 3 AM
- Nature park with flamingos, walking and cycling trails
- Developed promenade with restaurants — fresh paella and just-caught dorada every day
- Lower prices than the centre, with better quality of life
- Authentic Spanish charm — Saturday market, family-run tapas bars
Cons
- 5 km from the city centre — inconvenient without a car or bike
- Fewer shops — for serious shopping you'll need to drive
- Noticeably quieter in winter — not ideal if you want year-round buzz
Prices
Apartments: from €85,000 for a studio to €240,000 for sea-view units. Bungalows: from €160,000. For La Mata's beach location, these are still very reasonable.
Los Balcones — when you want a pool, not a beach
Los Balcones is a new-build area in the south of Torrevieja, on the other side of the famous pink salt lake. Picture this: neat complexes with pools, manicured gardens and underground parking. Built in the 2000s, so the quality is solid — no "Spanish surprises" with 1970s plumbing.
This is the greenest area in Torrevieja — pines, palms, well-kept urbanisations. From here you get views of the pink Laguna de Torrevieja, which shifts shades through the seasons — from soft pink to deep coral. Lots of young families and couples live here — kids ride bikes while neighbours gather by the pool with a glass of wine in the evenings.
Habaneras shopping centre is about 10 minutes on foot, there's a tennis club nearby, and the beaches of Punta Prima and La Zenia are ten minutes by car. You won't lack for amenities.
Pros
- Modern construction — proper sound insulation, underfloor heating, everything as it should be
- Communal pools, playgrounds, BBQ areas
- Greenest area in Torrevieja — pines and palms, views of the pink lake
- Quiet area — very little traffic, you'll sleep with windows open
- Habaneras shopping centre nearby — cinema, shops, restaurants
- Easy access to the N-332 motorway for southern beaches and shopping centres
Cons
- Beach is 3–4 km away — a bit far on foot, but 10 minutes by bike
- Few shops within the area itself — a couple of small ones, nothing more
- Uniform development — all buildings look similar, easy to get lost at first
Prices
Apartments: from €100,000. Townhouses: from €175,000. Duplexes with solarium: from €200,000. For that money you get a pool, parking and proper build quality — a fair deal.
Aguas Nuevas — when the budget is tight but you want to be near the sea
Aguas Nuevas sits between the centre and Los Balcones. Its trump card is the price-to-location ratio. You can find an apartment at a sensible price and still walk to Los Locos beach in 15 minutes. For many buyers, that's the deciding factor.
The area is a workhorse: no special glamour, but everything you need is here. Mercadona and Consum nearby, the centre isn't far, public transport runs. Most of Torrevieja's schools and colleges are located right here — important for families with children. There's also the 70,000 m² Aromatic Park with cycling paths, lavender, thyme and orange blossom trees — a lovely spot for walks.
Many properties are sold already renovated — move in and start living. And if you're lucky with the floor, you'll see the Mediterranean from your window — the area sits on higher ground.
Pros
- Some of the most affordable prices in Torrevieja
- Los Locos beach 15 minutes' walk away — a morning swim before work is realistic
- Mercadona and Consum supermarkets — groceries at normal prices
- Many move-in ready apartments — no renovation costs needed
- Schools and colleges nearby — convenient for families
- Aromatic Park — 70,000 m² of greenery with cycling paths
Cons
- Uneven build quality — you need to inspect each building in person, not just from photos
- Some blocks look tired — but this is Spain, facades can be deceiving
- Few banks and post offices — for some services you'll need to head to the centre
Prices
Apartments: from €65,000 for a studio to €175,000 for a 3-bedroom. One of the most affordable areas — perfect for a first purchase or entry-level investment.
Los Altos — panoramic views and sunsets that stop you in your tracks
Los Altos sits on elevated ground west of Torrevieja. The main draw? The views. Sunsets over the pink salt lagoons look like someone cranked up the saturation in Photoshop. Except it's real, and you see it every evening from your own terrace.
The area features modern complexes with pools. Quiet, green, peaceful. Nearby is a nature park with marked trails for running and walking, where you might spot flamingos on the lagoon in the mornings. Perfect for those who want to live outside the city but five minutes' drive from all the infrastructure.
There's no through traffic here — just local residents. In the evenings it's so quiet you can hear the cicadas. Popular with Brits and Scandinavians with above-average incomes — many come here for the winter, escaping the northern cold.
Pros
- Panoramic views of lagoons and sea — your Instagram will thank you
- New complexes with pools, parking and landscaped gardens
- Silence — no through traffic, just local residents
- Nature park nearby — morning jogs with a view of flamingos
- Close to golf clubs — if that's your thing
Cons
- Beach is 4–5 km away — you'll need a car
- Weak pedestrian infrastructure — pavements not everywhere
- Quiet in the evenings — if you fancy a restaurant, you'll need to drive
Prices
Apartments: from €105,000. Townhouses: from €185,000. Villas: from €330,000. For the views and new build quality — a fair market price.
