A bungalow is the sweet spot between an apartment and a villa. You get your own entrance, terrace, sometimes a small garden — all for a price comparable to a central apartment. The communal pool is included in the comunidad fee (€40-80 per month).

5 Tips for Budget Property Buyers

1. Check comunidad debts. First thing to request — a certificate of debts to the owners' community. If the previous owner didn't pay, the debts transfer to you. There are cases where a "cheap" apartment comes burdened with €5,000-10,000 in debt.

2. Order a Nota Simple. This is a property registry extract showing the owner, area, any mortgage and encumbrances. Costs €10-15 and takes 1-2 days. Don't buy anything without a Nota Simple.

3. Don't skimp on a lawyer. A lawyer (abogado) will check the contract, Nota Simple, and tax history of the property. Cost: €1,000-1,500, but it's insurance against problems worth tens of thousands.

4. View the property in person. Photos won't show dampness, neighbour noise, or the condition of the entrance and lift. Visit and view at different times of day. If buying remotely, at least arrange a video viewing.

5. Calculate the total cost of ownership. An €80,000 apartment with €100/month comunidad and €15,000 in needed repairs may end up costing more than a €100,000 apartment with €40/month comunidad in good condition. Calculate not just the purchase price, but costs over the next 5 years.

Can you buy an apartment in Torrevieja for €60,000?

Theoretically yes, such properties do occasionally appear. But for €60,000, you'll most likely get a 20-25 m² studio on the ground floor, possibly with issues (dampness, noise, need for renovation).
