What Is Orihuela Costa?
Orihuela Costa isn't a single town — it's a 16 km stretch of coastline belonging to the municipality of Orihuela, running south from Torrevieja to Pilar de la Horadada. Think of it as a chain of purpose-built communities, each with its own personality: Punta Prima, Playa Flamenca, La Zenia, Villamartin, Cabo Roig, Campoamor, and Mil Palmeras.
Unlike old Spanish towns with narrow streets and centuries of organic growth, Orihuela Costa was largely built from the 1980s onwards. The result? Wide roads, modern infrastructure, communal pools in most developments, and a layout designed for comfortable living rather than historical charm.
The population swells from around 35,000 registered residents to over 100,000 in summer. British, Scandinavian, Irish, and Dutch communities dominate. La Zenia Boulevard — one of the largest shopping centres in Alicante province — is the unofficial hub.
Area-by-Area Breakdown
Punta Prima — Where Torrevieja Meets Orihuela Costa
The northernmost point, right next to Torrevieja's Los Balcones. A rocky coastline with small coves and a manmade beach. The highlight is the seafront promenade connecting to Torrevieja — perfect for evening walks. Newer developments here are some of the most modern on the coast.
Prices: Apartments €95,000–200,000. New builds with sea views €180,000–350,000.
Playa Flamenca — The Family Hub
The most residential of all Orihuela Costa areas. A large Saturday market draws crowds from across the region. Good selection of British and Scandinavian shops, pubs, and restaurants. The beach is sandy and well-maintained — less dramatic than Cabo Roig but more practical for families.
Prices: Apartments €85,000–160,000. Bungalows €120,000–200,000. Villas €250,000–450,000.
La Zenia — The Commercial Heart
La Zenia Boulevard shopping centre is the anchor — 150+ shops, cinema, supermarkets, restaurants. The beach (Cala Bosque) is one of the best on this stretch. New-build developments nearby offer modern specifications at reasonable prices.
Prices: Apartments €100,000–200,000. Townhouses €150,000–280,000. Proximity to the Boulevard adds a small premium.
Villamartin — The Golfer's Paradise
Built around the Villamartin Golf Course. The Villamartin Plaza is a popular social hub with restaurants and bars. Three golf courses within walking distance (Villamartin, Las Ramblas, Campoamor). Slightly inland, so no direct beach access — 5-10 minutes by car.
Prices: Apartments €85,000–150,000. Bungalows €110,000–200,000. Best value per square metre in Orihuela Costa.
Cabo Roig — The Premium Address
The most established and upscale area. A charming strip of restaurants along the clifftop promenade, a Blue Flag beach in a picturesque cove, and the weekly Cabo Roig market. Larger plots, mature gardens, a more settled feel. Popular with older, wealthier buyers.
Prices: Apartments €120,000–220,000. Villas €300,000–600,000. The highest per-m² prices in Orihuela Costa.
Campoamor — Quiet Luxury
South of Cabo Roig, centred around the Real Club de Golf de Campoamor. Quieter and more exclusive than neighbouring areas. Dehesa de Campoamor beach is a long sandy stretch backed by pine trees — one of the most natural-feeling beaches on this coast.
Prices: Apartments €100,000–180,000. Villas €280,000–550,000.
Mil Palmeras — The Southern Tip
The smallest and most laid-back community, bordering Pilar de la Horadada. A wide sandy beach, a handful of restaurants, and a genuine village atmosphere. Excellent for those wanting peace and quiet without complete isolation. New developments are bringing fresh stock.
Prices: Apartments €90,000–170,000. Townhouses €140,000–250,000.

New Build vs Resale
New Build
Orihuela Costa has significant new construction, especially around La Zenia and Punta Prima. Modern specifications: energy-efficient windows, underfloor heating options, smart home features, communal pools and gyms. Prices are 20-40% above equivalent resale but you get a 10-year structural warranty and zero renovation costs.
Resale
Excellent value, especially from the 2000s building boom. Many properties are in good condition, often sold furnished. The risk: some developments from the 1990s-2000s may need updated electrics, plumbing, or weatherproofing. Always get a survey.

Investment Potential
Orihuela Costa offers solid rental yields, driven by golf tourism, beach holidays, and a growing digital nomad scene:
- Holiday rentals: 5-7% gross. Peak demand June–September, but golf tourism extends the season into autumn and spring.
- Long-term rentals: 4-6% gross. Growing demand from remote workers and retirees who rent before buying.
- New builds: Pre-construction purchases can offer 10-20% appreciation by completion, though this carries timing risk.
Practical Tips
- You need a car. Public transport in Orihuela Costa is minimal. Budget for a car or factor in taxi costs.
- Check community fees carefully. They vary wildly — from €40/month in older developments to €200+ in new luxury complexes.
- Visit the Saturday markets. Playa Flamenca (Saturday) and Cabo Roig (Wednesday) give you a feel for the area's character.
- Summer vs winter. Visit in both seasons before committing. The difference in atmosphere is dramatic.
