Areas in Spain Where Parking is Essential
The necessity of private parking varies significantly across different Spanish regions and types of location. Knowing where parking is critical — and where it matters less — helps buyers prioritise accordingly.
Costa Blanca North and South
The entire Costa Blanca coastline, from Dénia in the north to Torrevieja in the south, experiences intense seasonal parking pressure. Towns such as Benidorm, Calpe, Altea, Torrevieja, and Guardamar del Segura are virtually impossible to navigate by car without a private parking space during July and August. Properties with private parking command a clear premium throughout this corridor.
Alicante City
Spain's fifth-largest city has chronic parking shortages in all central districts. The Ensanche, El Barrio, Santa Cruz, and beachfront Postiguet areas have virtually no free street parking. Underground private parking spaces in central Alicante city sell for €25,000–€50,000 and are considered excellent investments.
Orihuela Costa
A sprawling urbanisation zone with numerous complexes. Parking here is generally adequate within urbanisations, but older complexes lack parking. Buyers targeting this area for short-term holiday rental should prioritise properties with parking, as rental guests arriving by car will not accept properties without it.
Marbella and Costa del Sol
One of Spain's most prestigious coastal strips, where parking scarcity in Puerto Banús, the Golden Mile, and Marbella Old Town is extreme. Underground parking spaces in prime Marbella locations can sell for €40,000–€80,000 independently.
Costa Cálida (Murcia Region)
Areas around La Manga del Mar Menor, Los Alcázares, and Mazarrón see strong seasonal demand. Private parking is highly valued here, particularly for properties used during the busy summer season.
Where Parking Matters Less
- Rural properties (fincas) with large land plots — ample outdoor space available
- Smaller inland villages with minimal traffic — street parking usually available
- Properties in low-density urbanisations with generous communal areas
